Smart Vacation Rental Lease
A subsidiary of Smart Management.

(The Term Of This Lease Shall Not Exceed 100 Days Duration)

hereinafter called the Landlord.

WlTNESSETH,That the Landlord hereby leases to the Tenant, the
premises located at

This lease shall begin at 3 PM on ______________________(date) and
end at Noon of ________________________ (date)

And for such term,the Tenant agrees to pay______N/A_________ for
cleaning.

Telephone toll calls are not included; local only.


The Landlord will upon receipt of the balances due prior to
occupancy of ($_______________ provide the Tenant with a email
receipt for same.

And for the wherefore described term, the Tenant further agrees to
pay $500.00 as a security deposit (N/A), receipt of which the Landlord
hereby acknowledges, it being understood that said security deposit
is not to prepaid be rent, nor shall any damages claimed if any be
limited to the amount of said security deposit.

The Landlord hereby notifies the Tenant that the Landlord will
submit to the Tenant an itemized list of any damages claimed to have

been caused by the Tenant and return the entire security deposit
less damages and other lawful deductions within thirty (30) days
after termination of tenancy.

Cancellations: A (60) sixty day notice is required for cancellation. Cancellations
that are made more than sixty (60) days prior to the arrival date will incur a 3% processing
fee except where deposits were made via credit card. All credit card cancellations are subject
to a 5% cancellation fee or $50 whichever is greater.

Cancellations or changes that result in a shortened stay that are made within 60 days of the arrival
date, forfeit 50% reservation deposit, unless we are able to find a replacement party at an equal
or greater rate, in which case an additional refund will be made less a 10% booking fee. (10% of
total rental rate). Cancellation or early departure does not warrant any of rent or deposit.

The Landlord whereby notifies the Tenant that Smart Management

shall receive notices on behalf of the Owner.

That no more than the stated number of persons will occupy said
premises.

The Tenant will be responsible for all damage or breakage and/or
loss to the premises, except normal wear and tear.
The Tenant will leave the premises the same general and good
habitable condition.
The Tenant agrees to allow the Landlord to enter and view the
premises,both inside and outside:

A)To inspect the premises. B)To make repairs thereto: C)To show the same to a prospective Tenant Permission from Landlord or Tenant only

D a n g e r o u s M a t e r i a l s Landlord or Tenant shall not
keep or have on the Premises any article or thing of a
dangerous,flammable,or explosive character that might substantially
increase the danger of fire on the premises,or that might be
considered hazardous materials.
The Landlord agrees to supply fixtures and household furnishings.
The Landlord and Tenant state the rental of these premises is for a
vacation or recreational purpose.

BINDING EFFECT
The provisions of this lease shall be binding upon and inure to the
benefits of both parties upon signing the lease and the recieipt of
deposit.
